Villar Logistic Park Dragomiresti, is a real estate development that has as it’s main objective to lease logistic spaces to small and medium businesses, and when finished, will have over 80.000 sq.m. of leasable logistic space along with premium office space.For this moment, this development is planned to be built in 5 phases until 2028, Villar Dragomiresti A1 being the first of this phases.The location for this Logistic park is Dragomiresti Vale, in the proximity of A1 highway.During the concept phase for this project, a series of mandatory design criteria has been agreed with the client, that, when implemented, it will create one of the most modern, inclusive, user and environmental friendly and unique logistic parks in Romania.The uniqueness of the development is generated by 3 big conceptual ideas: Providing enough green space in order to have a nice microenvironment, to reduce the heat that is felt locally and provide ample shade throughout the entire park. The second concept line that was very important to be implemented and makes the logistic park unique in itself is the care that was provided in designing all the spaces with accessibility in mind, making Villar Dragomiresti Park the first logistic park in Romania that is 100% accessible to disabled people, making this one of it’s core values. The third driving factor was the branding values and what this means in term of volumetric concept.Each building is designed to have some common elements with all the other investments that Villar Group have made across the world. One of those aspects is represented by the canopy over the docks. For most of the logistic buildings that are developed in Romania, this architectural element does not exist since it does not have a significant impact on the way the building functions. In the case of Villar Dragomiresti Park, the canopy is one of the core architectural elements that was designed and makes the building to stand out from the rest of the logistic buildings in Romania.The volumetry of the building is an other aspect that makes Villar Dragomiresti A1 to stand away from it’s counterparts. For this development, one of the main design elements that is unique is represented by the fact that all the office space slides outside the main storage volume of the building. This fact, along with the benefit of having an unique design for the logistic building, provides an increased efficiency in the office / storage space ratio, maximizing both.The main volume of the buildings, care for accessibility, green space and energy efficiency are not the only elements that make Villar Dragomiresti Park unique. Some of the most impressive aspects are inside the building.The Mezzanine, is a new concept for Romanian logistic market, and it’s used for temporary storage for the goods that are on the way in or out of the long/medium storage, saving valuable space in the main storage area.One of the most important feats of engineering, design and coordination is the way we have managed to maximize the storage height of the building. All the sprinkler lines and heads are placed above the main beams, in the space between the purlins. This is an unique feature in the Romanian logistic buildings market, and allows the user of the building to maximize the storage space on the vertical axis.Villar Dragomiresti Park is one of the most unique logistic developments that are ongoing in the present day, when finished will become one of the most sought off logistic hub by medium and small businesses.

The project aims to develop an industrial park with warehouses, initially designed to be leased to various companies from diverse sectors. The client’s main objective was to create a high-quality logistic space that stands out in the local industrial landscape through attention to design details and functionality. An essential requirement was the integration of facilities and green spaces to contribute to the comfort and well-being of employees and visitors. Thus, the project includes the development of green spaces aimed at improving the microclimate, exceeding the minimum required green space according to regulations, and emphasizing their importance in maximizing land use without compromises and harmonious integration with parking lots and roads. The design team provided full support throughout the process, starting from research and initial ideas to the development and refinement of the concept. Close collaboration between all involved specialties, including architecture, structural design, and MEP (mechanical, electrical, and plumbing), allowed for the seamless integration of all project aspects. Using BIM (Building Information Modeling) design programs, the team efficiently coordinated all project aspects, ensuring the maximization of storage space and optimization of functionality. Throughout the project, the team worked closely with the client to understand and respond to their needs and requirements as effectively as possible. Open communication channels facilitated rapid and efficient exchange of information, and feedback loops ensured that proposed solutions consistently aligned with the client’s expectations. Decision-making processes were transparent and consultative, involving the client at every stage of the project. Challenges encountered included managing a variety of requirements and standards, in compliance with local and international regulations, as well as adhering to budget and time constraints. However, the team managed to find creative and innovative solutions to overcome these obstacles and deliver a high-quality project. The finalized design solutions resulted from an iterative process of development and refinement, taking into account client feedback and requirements. These included distinctive exterior and interior designs, integration of green spaces and facilities for people with disabilities, as well as the use of high-quality materials and finishes to underline the project’s identity and quality. Client feedback was essential in the project’s development process, leading to multiple iterations and revisions to ensure that the proposed solutions met their needs and expectations. This collaborative process led to continuous improvement of the project and the delivery of a solution that fully satisfied the client’s requirements. Implementation of design solutions was carried out with particular attention to detail and quality, ensuring that the project meets the high standards of the Villar Group and the logistics market in general. The results obtained include a modern, functional, and aesthetically pleasing logistic space designed to attract potential lessees and strengthen the Villar Group’s reputation in the field.
