Project overview
Adora Business Center 3 is a corporate building of an international pharmaceutical giant for the Southeast Europe region.It is located in the southern part of Sofia, in one of the best developed business locations in Sofia, right next to an intensive road junction with different directions of traffic.The building has four above ground floors and one underground level. Тhe different floors of the building have a different shape and direction of orientation, following the directions of the road arteries.Adora 3 contrasts from the surrounding buildings with its dynamic forms and materiality, but at the same time complements the silhouette and image of the location.The building is conceived as the focal point in the urban landscape, an important element without which the place would not be the same. An object that has such a strong scenographic presence so that it can evoke comments such as: “icing on the cake”, “pearl in the crown”, etc.In order to achieve this effect, in the design process the building was carefully examined from all possible directions of perception, playing out the possible observation scenarios in the search of the appropriate shapes and proportions.The application of this cinematic method of building the architectural image is possible thanks to the application of the latest technologies for virtual three-dimensional building modeling in the design process down to the smallest detail.Achieving this image also has its price – the great complexity and serious technical challenges in the implementation of the project: large cantilever and support spans, outward sloping facades, curved glazing, three-dimensional aileron surfaces, etc.The general dynamic concept enters the interior of the building as well. The lobby is oriented towards the most visible corner of the terrain and represents a high volume that is passing through two levels.The ground floor and the first floor are connected by a curved staircase spilling into an amphitheater space for presentations and events, overflowing into a catering area and cafeteria.Working areas, areas for meetings, collaboration and recreation areas are located on the upper floors.
Project history
It is a Built to Suit project, a result of a continuous communication with the client about every detail in the building. The project has been adjusted several times to the changes of the requirements and corporate standards, and the process of decision making integrates many of the client’s employees.Floor layout is based on the concept of flowing open space around enclosed “islands” with spaces that need isolation and enclosure. The different islands that are highlighted with different materials and colors in the free space of the floor.The lightning control on the façade, as well as the differentiation of some of the areas is done by motorized curtains.The curtains complement the dynamic image of the facades because of the changing state of transparency and opacity.The construction is concrete, with built-in hollow bodies in the floor slabs to master the larger support spans.The ailerons on the periphery of the building are filled with bent aluminum profiles on steel cantilever.The ecological and holistic building with the highest parameters is a leading objective of the contractor. The building is LEED GOLD certified.For the first time in the office building in Bulgaria is implemented a cooling center, where chillers are based on an environmentally friendly alternative refrigerant, R290, instead of conventional freons. Part of the chillers are using natural gas as an energy source.Adora 3 contrasts from the surrounding buildings with its dynamic forms and materiality, but at the same time complements the silhouette and image of the location.The building is conceived as the focal point in the urban landscape, an element without which the place would not be the same. It became an important landmark for the location and provoke other companies to search more advanced architecture for their corporate offices.Adora 3 is a high-end office project that rarely appears on the local office market and would be a pride of any European city.
