Project overview
The listed building (1958) is located in the historic center of Nicosia, in a Special architectural Character Zone, conditioned by conservation rules for building renovation. Intentions of the project concerned the rehabilitation and re-use of the structure through the re-definition of a mixed-use brief that includes office spaces for Akelius, a real estate company with great record on building renovation addressing sustainability objectives for the built environment, implementing good practices to contribute to the goals of the EU Green Deal, as well as apartments for rent. The renovation focused on the structural upgrade of the building, to upgrade seismic performance and extend building life, and increasing its thermal and energy performance. The project achieved to celebrate elements of craftsmanship from the original design and to reactivate the ground floor arcade – a typical feature of modernist architecture in the region. Previously, this arcade was rendered inaccessible through the years of occupation and structural additions, whereas now is reconditioned to its original state and connects the two sides of the block, open to the public, enabling natural lighting and vertical ventilation of the building. Moreover, the rehabilitation design achieved higher flow of transparency and connectivity between the interior office units, which are now enriched with a communication place for relaxation and encounter while improving their function / efficiency, thus offering a source of creative inspiration to the building occupants, as this is highlighted by the activation of the roof by the creation of a green space/garden that provides share and open air panoramic views to the historic city.
Project history
Concept design for the project began in September of 2019, after the client acquired the abandoned and decaying building that was located in a neglected area of the old city which lacks good quality affordable housing. The client’s principles of building renovation matched the vision of the Municipality for the regeneration of the neighborhood in proximity to the “Creative Industries Neighborhood initiative”. Overall goal of the design was to preserve as much of the original structure and key building elements as possible while providing retrofitting it to achieve today’s energy and structural performance requirements. The client’s perspective was to contribute to the well-being of the occupants while meeting the program requirements for office spaces that can expand and encourage staff communication, implement sustainable design solutions, and create common green areas for users such as the green roof that also fosters biodiversity. The project has impact to both the building users and the neighbourhood, as it contributed to the reactivation of the area and to increase the quality of public space and image of the street, it allows for expansion to the recently acquired listed building next to the one presented here, and increasing the quality of communal life and conviviality through the co-working spaces along the street and the stoa/arcade that welcomes interaction and communication, along with the green roof space. The completed project has a total area of 2300 m2 of covered spaces and it’s construction cost was €2.500.000.
