Project overview

The project transforms Thessaloniki Port’s 1927–28 PAEGA warehouse into a 15,000 m² mixed-use hub for offices and F&B. Restoration, structural reinforcement and energy efficiency preserve its industrial identity while enabling a contemporary architecture design. Ground-floor canopies extend the building into its surroundings and create a floating effect for the gridded volume. Enhanced indoor quality, daylight and natural ventilation support LEED Gold certification.

Project history

The project emerged from the Port of Thessaloniki’s broader strategy to reactivate a waterfront district where several historic buildings had fallen into disuse. PAEGA was selected as the first intervention: a pilot project demonstrating how an underused industrial zone could evolve into an active urban destination. From the outset, the client envisioned more than the restoration of a single asset, the ambition was to establish a catalyst for wider regeneration through a vibrant mix of workplaces, F&B and public-facing activity. Following its completion, the project set a benchmark for the renewal of neighbouring properties, attracted new businesses and users, and strengthened the relationship between the port, the city and the community. It has repositioned the area as a place for everyday life, investment and long-term growth.
