Project overview

The Elipsa residential building redefines urban housing in Ljubljana through an elliptical form that creates a strong identity while responding sensitively to its context. The project combines 64 apartments of diverse typologies with a limited amount of low-impact commercial and public space on the ground floor. Its adaptable structure, generous shared spaces, and carefully articulated façades foster a contemporary, inclusive residential environment. Estimated construction cost was €24 million.

Project history

The project began in 2017 with the commission and conceptual design. Planning continued through the acquisition of the building permit in 2020, followed by the detailed design in 2021 and the start of construction later that year. The building was completed in 2024. The investor, a Montenegrin company, entered the Slovenian market with its first local development. Rather than maximizing density, it aimed to establish itself through a project that demonstrates long-term architectural quality, rational planning, and responsible urban development. Elipsa was conceived as a residential building that contributes to the public realm as much as to its residents, introducing new public spaces, diverse housing typologies, and a strong relationship with the surrounding neighbourhood. Since its completion, it has become a recognizable landmark and an important addition to Ljubljana’s expanding residential fabric.
