Built on a plot measuring less than 400m2, the building anchors a busy downtown junction with little room to set up a construction site. The advantages of prefabrication vis-a-vis on site works, led to an early decision to pursue a hybrid structural system, where the main structural elements would be cast in reinforced concrete and secondary elements would be prefabricated off-site and transferred and assembled on site with the use of cranes and other specialised equipment. The facade would be a material assembly that would modulate material, construction, environmental, planning and sustainability parameters, into a coherent whole. The client supported this approach and added further requirements for a full configuration flexibility which given the fact that the plan was determined by planning parameters, it was explored in section. Currently the building is set up as 5 duplex workspaces, a shared conferencing level, a cafeteria, and a ground floor lobby, all of various heights.
