LENINOVA 77 is a €3M, 1,780 m² residential building in central Skopje, comprising 19 apartments, ground-floor commercial space, and a planted rooftop across five storeys plus an attic level. Sculpted natural-marble volumes wrap the facade in a rhythm of arched loggias and deep balconies, while wrought-iron balustrades echo the ironwork of the building that previously stood on the site, tying the new structure to the memory of its address.

Project history
Commissioned by investor New Way Construction in 2025, LENINOVA 77 replaces an older residential building on the same central Skopje street — a demolition that raised the question of how to build anew without erasing the site’s identity. The answer came through material and detail rather than replication: a marble-clad facade of arched, sculptural volumes gives the building its own contemporary language, while the wrought-iron balustrades deliberately reference the ironwork of the previous structure, carrying a fragment of the street’s memory into its next chapter. Construction began in 2025 and is due to complete in December 2026, delivering 19 apartments over five floors and an attic level, with ground-floor commercial space anchoring the street. For the investor, the project offers a distinctive, well-located address; for the neighbourhood, it replaces an ageing building with one that consciously carries forward a piece of what stood there before.
