Project overview

In 2010, the first urban studies were carried out, in accordance with the CityHall. The area required regulation through a zonal urban plan, a condition imposed by the administration.
Thus, the first volumetric studies were carried out in the urban phase, followed by the design phase. The regulation provided for a height evolution of the area.

Project history

On a 250 sqm plot, average in size in an the area with strong densification and high financial interest – the buildings have mixed functions with housing on the upper floors. The client wanted a house for his whole family and relatives. The price of land in the area is very high, and approvals are very difficult. Our team had the experience and notoriety necessary for these challenges, and the strategic approach which led to a unique project. Slender, the composition is airy and does not impose itself in size, but tries to find its place through a suite of fine volumes arranged like a lego made of brick and plaster. As plastic elements, the building has taken compositional development vertically like any architecture in a dense area, but the urban details make the difference – it offers porticos, urban sculpture, asymmetrically articulated full – empty elements and carefully studied loggias. The number of details abounds, and for harmonization, antique brick was introduced.
