Project overview

A conceptual mixed-use residential tower designed to mediate between Tirana’s low-rise fabric and emerging skyline. The proposal combines 12,500 m² of residential space with 4,500 m² of commercial functions, organized around a permeable podium and landscaped third-floor communal terrace. A modular façade integrates planted private terraces, natural ventilation, and solar shading, enhancing environmental performance and outdoor living. Project history

The project was developed as a conceptual exploration of how increasing density could contribute positively to Tirana’s rapidly transforming urban neighborhoods. The design investigates a mixed-use model that mediates between the existing low-rise fabric and the emerging skyline while strengthening the relationship between public, communal, and private spaces. The proposal combines 4,500 m² of commercial space with 12,500 m² of residential accommodation within a 17-, 15- and 3-storey composition. The landscaped third-floor terrace forms the social heart of the development, creating a communal courtyard above the commercial podium. Integrated greenery, natural ventilation, shading, and walkability inform the project’s sustainable approach. The development remains entirely conceptual and is not intended to be built.
