The Chorsu Project is a premium mixed-use quarter on the site of the former hotel near Chorsu Bazaar and the Kukeldash Madrasah. The goal is to create a new city landmark that delicately blends contemporary and traditional architecture while enhancing public spaces. Program: residential units and apart-hotel, a 200+ room hotel, offices and street-level retail; GLA≈107 000 m²; parking provision at 70%. Key points: proper insolation, a car-free courtyard, and efficient pedestrian and traffic flows

Project history

The site is located in Tashkent’s historic center — a place significant across all eras of the capital’s development — in close proximity to iconic monuments of antiquity, the city’s cultural and tourist hub. It will become a major element of the urban landscape and a point of attraction for both residents and visitors. The development concept for the former hotel site takes into account the historical and cultural context of its location: the historic city center, which retains many features of its traditional way of life; the proximity to Chorsu Bazaar; the 16th-century Kukeldash Madrasah; and the city’s main Friday Mosque. The architecture of the proposed complex is envisioned as a delicate interplay between contemporary and traditional design, fostering engagement with the surrounding urban community.
