Located within Tbilisi’s evolving urban fabric, this mixed-use business center combines commercial functions and flexible offices within a dynamic architectural composition. Seven office floors are organized as shifted volumes, creating a porous, transparent façade and terraces. A solid terracotta-clad circulation core contrasts the lightweight glass volumes, while mezzanine levels enhance spatial connectivity. The ground floor activates the streetscape through publicly accessible entrances.

Project history
The aim of the project was to create more than a conventional office building by combining commercial activity, adaptable workspaces, and public-oriented spaces within Tbilisi’s evolving business environment. The design responds to the need for a contemporary workplace that encourages interaction, flexibility, and connection with the city. An important aspect of the proposal was creating outdoor relaxation and social areas for employees; the stepped volumes generate a sequence of terraces that extend the workplace beyond the interior. Basement parking and integrated technical infrastructure respond to practical urban requirements, while flexible offices and mezzanine levels support diverse working patterns. By balancing commercial functions with shared spaces and a strong public presence, the project contributes to the transformation of Tbilisi’s growing business district and creates a lasting urban landmark.
