Birlik is a 130-hectare riverfront tourism and wellness master plan in So‘x District, shaped by the shared Uzbek, Tajik and Kyrgyz cultural identity of the valley. The design unites hotels, chalets, housing, healthcare, sport, culture, retail and public waterfront spaces through a continuous landscape and mobility framework. The programme provides up to 204,400 sqm of development, with estimated investment of UZS 700 billion–1.2 trillion.

Project history
The Birlik master plan was developed as a strategic framework for transforming a 130-hectare riverfront territory in So‘x District into a tourism, wellness and community destination. From the outset, the client sought a project that could support economic growth while reflecting the shared Uzbek, Tajik and Kyrgyz identity of the valley. The design process combined site analysis, cultural research, tourism programming, functional zoning, landscape planning and infrastructure strategy. The final plan integrates hospitality, healthcare, housing, sport, culture, retail and public waterfront spaces, with development planned in stages. For the client, it provides a clear basis for investment and implementation. For the community, the project is expected to create jobs, improve access to recreation and services, strengthen local identity and support long-term tourism development.
