AVRAM IANCU 17 transforms a 1906 grain warehouse on Constanța's port edge into a 1,500 mp creative and technical hub, reversing its introverted industrial form into an extroverted public anchor. The adaptive reuse preserves original masonry, timber trusses and load-bearing walls across three levels: ground-floor civic/production spaces (bistro, black-box theatre, workshops lab), upper offices for 100+ specialists, and zenithal lighting cutting electrical use 40%. Investment: 1.2M+ EUR.

Project history
Built in 1906 as a grain depot serving Constanța’s booming port, the warehouse was nationalized in 1948 and used for storage until the port’s expansion left it stranded. By 2005 it stood abandoned, an introverted industrial shell isolated within a post-war housing perimeter. Acquisition and rehabilitation began in 2022, driven by a vision to reconnect an orphaned urban plot to the city rather than let it fall further. Structural consolidation finished in 2023, preserving original masonry, roof rafters and timber posts. Since then, the architectural transformation has converted the depot into a mixed-use hub: a home for civic life, production, and 130 independent specialists under one roof. The project reflects a conviction that creative and technical talent deserve shared, permanent infrastructure. For Constanța, it returns a forgotten industrial fragment to public use as the region’s first hub of its kind, completing in 2026.
